QTS Data Centers is seeking a Vice President, Investments to work from our Atlanta GA (Duluth, GA) location.  Quality Technology Services (QTS) is a leading provider of data center solutions across a diverse footprint spanning more than 9 million square feet of QTS Mega Data Centers throughout North America and Europe. This role will be working in the office ~ 4 days per week / 1 day at home but we provide lots of flexibility as life happens to work remote.

The Investments department is expanding and we need talent to join us as we scale to be one of the largest data center providers.

The Vice President, Investments will be responsible for helping the Strategic Planning and Investments team create and support business defining insights and processes.

Investment and Capital Market’s Transaction:

  • Ability to present succinct findings in an executized, summary-level that drives value and Executive decision-making

  • Time-sensitive acuity to maintain a transaction-level relationship while understanding key economic drivers and manage to value maximization resolve for Company

  • Lead investment teams thru underwriting and due diligence initiatives

  • Ability to manage multiple transformation projects at one-time in a servant-based, stewardship mindset

Capital Allocation Analytics and Support:

  • Provide capital allocation insight and data to support and participate in capital planning thru site and project-level return based analytics

  • Develop and orchestrate best-in-class processes around managing and tracking all-in cost to build at a project level

  • Assist in providing site-level and corporate returns that yield better insights on capital prioritization and decision making

Corporate Asset Management & Reporting:

  • Responsible for processes and reporting between Operations and Finance on asset performance regarding power metrics, customer commitments/revenue vs. current and planned inventory availability

  • Manage public disclosure around asset management (balance sheet in-servicing; basis of design metrics; site operational and capacity metrics)

  • Other analyses as may be important to Company and Executive Committee/Board

The role requires keen skills in the area of data center real estate, financing, modeling, and technology along with the ability to lead through influence and communicate with an Executive Team.

RESPONSIBILITIES, other duties may be assigned

  • Identify, analyze, communicate and provide suggested solutions to resolve financial issues which impact business objectives.

  • Collaborate with cross functional teams to implement strategies across the organization to solution architect plans to better communicate plans, costs and returns.

  • Systematically track, compile, and interpret various sources of data related to the group’s business.

  • Build and analyze business problems, and compile, analyze, and report data as part of economic impact research and analysis based on new and existing econometric data.

  • Utilize and create corporate-driven, real-estate centric financial models in Microsoft Excel and when possible leverage information systems to increase efficiency and effectiveness of forecasting and analysis.

  • Participate in calls and meetings with key constituents. Individuals should be able to effectively communicate and respond to complex questions and inquiries.

  • Conduct research, prepare reports, and analyze economic data to develop and shape business strategies, in the course of continuing to expand market knowledge, and for general business development purposes.

  • Based on the results of the research, develop strategies for managing the business better and more effectively in order to maximize returns and increase efficiency.

  • Use a thorough understanding of GAAP and finance theory to help business partners understand the financial implications of potential business decisions.

  • Partner with business leaders to ensure that they understand the financial drivers inherent in those plans.

  • Analyze actual vs. forecast performance, with an emphasis on understanding and communicating how the company will meet its financial commitments.

  • Clearly and concisely communicate expected and actual financial results and the activities underlying those results.

  • Write and prepare investment materials such as investment memorandums, presentations, and proposals.

  • Coordinate the due diligence and closing process for transactions under contract, working with internal and third parties to analyze information and research financing and operating issues relevant to each transaction.

  • Work effectively in a team environment, assuming all tasks as needed.


  • Bachelor’s degree in Finance, Economics, Accounting or Mathematics or equivalent work experience

  • Twelve or more year’s investment and/or real estate management experience

  • Presentation skills with ability to command Executive suite and field questions on the fly

  • Dominant presence to drive value amidst multiple conflicting interest

  • Intense ability to simplify the complex

  • Experience creating financial models using WACC, NPV, IRR and ROI


  • MBA or CFA preferred

  • Experience in fast-paced, high-growth Data Center markets

  • Experience with Adaptive Insights, Office Cx and Workday

  • Experience providing financial and analytical support to a Development organization


  • High attention to detail and accuracy

  • Excellent written and oral communication skills

  • Ideal candidates will have a proven history of being extremely self-motivated, highly organized and open communicators

  • Able to work in a fast-paced client focused entrepreneurial environment with limited formal structure

  • Ability to organize, interpret, and draw appropriate conclusions from large volumes of data and to creatively present the information in a manner that enables non-financial managers to easily understand the information

  • Enthusiastic attitude in a team environment and ability to work independently
